The Portugal Golden Visa cost is not one single number. A realistic budget combines the qualifying investment or activity, AIMA administrative fees, professional and document costs, investment-related expenses, family costs and future renewals.
As of 11 September 2026, Portugal offers five qualifying ARI investment routes for new applicants. Real-estate investment and the former general capital-transfer route are no longer available for new Golden Visa applications.
Key point: the minimum qualifying investment or activity is not the same thing as the total Portugal Golden Visa cost.
Portugal Golden Visa cost at a glance
For a principal applicant, the headline amount depends on the qualifying route:

The low-density reduction applies to the job-creation, scientific-research and cultural routes. It does not apply to the qualifying-fund or company-capitalisation routes. The legal framework also prevents the remaining qualifying investment activities from being used, directly or indirectly, for real-estate investment. What is included in the total Portugal Golden Visa cost?
A complete budget should separate six categories:
- Qualifying investment or economic activity.
- AIMA application, issuance and renewal fees.
- Legal or other professional fees.
- Documentation, translation, apostille and legalisation expenses.
- Banking, foreign-exchange and investment-vehicle expenses.
- Additional costs for family members and renewals.
Keeping these categories separate matters because they have different economic characteristics. A €500,000 fund subscription, for example, is investment capital subject to the terms and risks of the selected vehicle. An AIMA fee is an administrative charge. A cultural route may involve investment or support, so its economic and recoverability profile depends on the qualifying structure.
Qualifying investment routes in 2026
Job creation
The job-creation route requires at least 10 jobs in Portugal. There is no universal fixed capital amount attached to this route, so the economic cost depends on salaries, employer charges, recruitment, premises, equipment and other operating expenses.
Where the activity is carried out in a qualifying low-density territory, the quantitative requirement may be reduced by 20%, from 10 jobs to 8.
Scientific research
The standard threshold is €500,000 applied to qualifying research activities carried out by public or private scientific research institutions integrated into Portugal’s national scientific and technological system. For qualifying activity in a low-density territory, the statutory threshold may be reduced by 20%, to €400,000.
Artistic production and cultural heritage
The standard threshold is €250,000 for qualifying investment or support connected with artistic production or the recovery or maintenance of national cultural heritage through the entities permitted by law. For qualifying activity in a low-density territory, the statutory threshold may be reduced by 20%, to €200,000.
A lower headline threshold does not automatically make this route the least expensive in economic terms. The structure of the contribution or investment, associated professional work and recoverability of the capital all matter.
Qualifying investment funds and other collective investment vehicles
The current law provides a €500,000 route for acquiring units in qualifying non-real-estate collective investment vehicles constituted under Portuguese law. The vehicle must meet the statutory conditions, including a minimum maturity of five years at the time of investment and at least 60% of its investment value being realised in commercial companies headquartered in Portugal.
The Golden Visa rules do not make every Portuguese fund eligible. Investors should review the vehicle’s legal documentation, investment policy, maturity, liquidity, fees and risks independently from the immigration assessment.
Company capitalisation and employment
Another route requires at least €500,000 transferred for the incorporation of a Portuguese company together with the creation of five permanent jobs, or for strengthening the share capital of an existing Portuguese company while meeting the employment conditions set out in the law.
For an existing company, the law provides for the creation of at least five permanent jobs or the maintenance of at least 10 jobs, with a minimum of five permanent positions, for at least three years. The total economic cost therefore goes beyond the €500,000 capital amount and may include payroll, social-security costs, professional services, tax, premises and other business operating expenses.

Can you still get a Portugal Golden Visa by buying property?
No, not for a new application.
Law No. 56/2023 removed the former real-estate routes and the general capital-transfer route from the qualifying ARI framework. This is important when comparing older Golden Visa content with the rules in force in 2026.
Official AIMA Golden Visa fees in 2026
AIMA updated its fee table with effect from 1 March 2026. The table shows a standard amount and a reduced amount corresponding to the 25% reduction applicable to procedures submitted through a digital channel under the current fee regulation.

The amount actually due should be confirmed from the AIMA payment document generated for the specific procedure. Channel, procedure and applicant circumstances can affect the applicable charge. AIMA’s 2026 fee update and current fee table are the references to check before payment.

How much are the initial AIMA fees for one investor?
Using the amounts in AIMA’s 2026 table, a principal applicant’s initial administrative charges consist of the application-analysis fee plus the ARI issuance fee.
- Standard amounts: €842.80 + €8,418.90 = €9,261.70.
- If the 25% digital-channel amounts shown by AIMA apply: €632.10 + €6,314.20 = €6,946.30.
For a €500,000 qualifying route, that produces a simple initial illustration of €509,261.70 using the standard AIMA amounts, or €506,946.30 using the 25% digital-channel amounts shown by AIMA.
These figures are not a quote and are not the total Golden Visa cost. They exclude professional fees, documentation, banking and foreign-exchange costs, fund or business expenses, tax considerations and family-related costs.
How much does a Golden Visa renewal cost?
The renewal budget should include both the application-analysis charge and the renewal charge.
- Standard amounts: €842.80 + €4,210.30 = €5,053.10.
- Using the 25% digital-channel amounts shown by AIMA: €632.10 + €3,157.80 = €3,789.90.
These are administrative fees only. They do not include professional assistance, document updates or investment-related expenses that may arise during a renewal.
How much does the Portugal Golden Visa cost for a family?
The qualifying investment is not multiplied by the number of family members.
Eligible family members may apply under the ARI family-reunification framework, but additional administrative and document costs apply. AIMA’s 2026 table lists the same residence-permit issuance and renewal amounts for reunited family members as for the principal ARI holder, and its application-analysis line expressly includes ARI family-reunification requests.
The total family budget therefore depends on the number of eligible relatives, the procedures required for each person and their document needs. The payment documents issued by AIMA should be checked before relying on a family total.
Other costs to budget for
Legal and professional fees
Portuguese law does not set one universal lawyer or advisory fee for a Golden Visa case. Fees vary according to the professional, investment route, number of applicants, scope of due diligence, complexity, included services and renewal support. Ask for a written scope of work and a clear fee schedule before engaging a provider.
Documents, apostilles and translations
Depending on the applicant’s nationality, residence and personal circumstances, costs can include civil-status certificates, criminal-record certificates, apostilles, consular legalisation, certified translations, signature recognition, corporate records and bank documentation. There is no reliable universal amount because these expenses depend on the countries and documents involved.
Banking and foreign exchange
Applicants may also incur account-maintenance charges, international transfer fees, currency-conversion spreads and fees for banking documentation. These are not AIMA fees.
Fund and investment-vehicle costs
For the €500,000 collective-investment route, the selected vehicle may have its own management, subscription, administration, custody, performance or other charges. These are determined by the fund documentation, not by the Golden Visa legislation.
Investment capital is also exposed to investment risk. The Portugal Golden Visa does not guarantee the return of capital, liquidity or investment performance.
Business-route costs
For the company route, the €500,000 capital amount is only one element. Payroll, employer contributions, tax, accounting, premises, recruitment and other operating expenses can materially affect the overall budget.
What is the cheapest Portugal Golden Visa route?
There is no single answer once total economic cost is considered.
The lowest standard statutory capital threshold is €250,000 for the cultural route. Where the legal low-density reduction applies, that threshold can be 20% lower, or €200,000. But a lower qualifying amount does not necessarily mean lower economic cost or lower risk.
A €500,000 qualifying fund investment, for example, is investment capital with its own risk, liquidity and return characteristics. A cultural contribution may have a different economic profile. A job-creation route has no single capital threshold but creates recurring employment costs.
The useful comparison is therefore not only “Which route has the lowest number?” but “What capital is committed, what costs are non-recoverable, what recurring expenses apply and what risks does the structure create?”

Yes. AIMA’s administrative charges are updated periodically. Always verify the current official table before payment.
Does the Golden Visa guarantee I will get my investment back?
No. Immigration eligibility and investment performance are separate issues. Capital can be exposed to market, liquidity, management and other risks depending on the route and structure.
